Terms of Service

1. Who we are and what this covers

Curbreel (“Curbreel”, “we”, “us”) provides an online service that edits real estate listing photos, creates virtually staged images, assembles short listing videos (“reels”) and drafts listing copy (the “Service”). These Terms are an agreement between you and Curbreel. By creating an account or using the Service you accept them. If you use the Service for a brokerage or company, you confirm you may bind it to these Terms.

2. Your account

You sign in with a link we email you. Keep access to that email account secure: anyone who can open it can use your Curbreel account. You must be at least 18 and use the Service for lawful purposes, primarily for marketing real estate in the United States.

3. Your photos and your rights to them

You keep ownership of the photos and other material you upload (“Your Content”). By uploading, you promise that:

• you own Your Content or have all the rights and permissions needed to upload it and have it edited, including from the photographer;
• Your Content does not infringe anyone’s copyright, privacy or other rights, and you have the property owner’s permission where needed;
• you will not upload photos taken from listing portals or other websites unless you hold the rights to them.

You give us a limited license to store, process, edit and display Your Content only to provide the Service to you, including on the public originals page described below. You are responsible for claims that arise from Your Content, and you agree to indemnify Curbreel against them.

4. AI processing and disclosure

The Service uses automated tools, including third-party artificial-intelligence models, to edit photos, generate staging and video, and write copy. Results can contain mistakes. You must review every output before you publish it, including listing copy for accuracy and fair-housing compliance.

Altered images carry an on-image label (“Virtually Staged” or “Digitally Enhanced”), and each listing gets a public page with the unaltered originals and a QR code. Do not remove the labels or hide the originals when you publish altered images. You are responsible for following the laws and MLS rules that apply to your listings. Nothing Curbreel provides is legal advice.

5. Credits, plans and payment

Services are paid with credits or a Full Listing pass, at the prices shown on our pricing page when you buy. Payments are processed by Stripe; we do not store your full card details. Plans renew monthly until you cancel; you can cancel anytime from your account, and cancellation takes effect at the end of the current billing period. Credits that come with a plan expire 60 days after they are added to your balance; purchased top-up credits never expire. Credits have no cash value and are not transferable.

If an item cannot be produced, its credits are returned to your balance automatically. Except where the law requires otherwise, payments are non-refundable. The free trial is limited to one per person.

6. Acceptable use

• No misleading images: do not use the Service to hide defects, add structural features or misrepresent a property.
• No discriminatory content, and nothing that violates fair-housing laws.
• No attempts to break, overload, reverse engineer or resell the Service.

We may suspend accounts that break these rules.

7. Our service

We own the Service and its software and branding. We may change or discontinue features. The Service is provided “as is” and “as available”, without warranties of any kind to the extent the law allows. To the extent the law allows, Curbreel is not liable for indirect or consequential damages, and our total liability for any claim is limited to the amount you paid us in the 12 months before the claim.

8. Ending the agreement

You can stop using the Service and ask us to delete your account at any time. We may end these Terms if you break them. Sections that by their nature should survive (such as payment obligations, indemnity and limits of liability) survive termination.

9. Governing law

These Terms are governed by the laws of the State of [STATE], without regard to conflict-of-law rules. Disputes will be heard in the state or federal courts located in [STATE], unless the law requires otherwise.

10. Changes and contact
